How do you calculate your offer?
Recent comps in the immediate neighborhood, current condition, estimated repairs, and a margin for the hold and resale. No secret formula. We'll show you the math on the walkthrough if you want.
Will I get less than if I listed with an agent?
Usually, yes. The trade-off is speed, certainty, no repairs, no showings, no cleanout, no commission. If you have six months and a list-ready house, an agent's probably your better path. If you don't, our number starts to look pretty clean.
How fast can you actually close?
Seven days when you need seven. Ninety days when you need ninety. Your timeline. The only hard constraint is the title work.
Are there any fees or commissions?
No. The number we offer is the number you get at closing. No commission, no fee, no surprise at the table.
Do I have to clean the house out?
No. Take what you want, leave the rest. We handle the contents — every box, every room, every piece of furniture.
Who actually shows up at the house?
Sam or Pete. One of the two owners. Not a call-center rep, not a subcontractor. Same two guys on every walkthrough.
What if my house needs repairs?
We buy as-is. You don't fix anything before we look. You don't fix anything before we close. Sam ran a construction crew for 25 years — he prices repairs in real time at the walkthrough.
Is this legitimate?
Easy Offer House Buyers LLC is a registered Illinois business. Named operators (Sam and Pete). Physical office around Chicago. Contract is written; your attorney reviews it if you want. We buy; we don't flip contracts.
Who are Sam and Pete, and why does that matter?
Sam and Pete are the two operators. They drive out to every house themselves. You won't get handed off to a subcontractor or a call center. Sam ran construction for 25 years. Pete was a buyer's agent before he switched sides. Both of them have Chicago-area roots.
What's your footprint — which counties do you buy in?
Cook County, DuPage, Will, DeKalb in Illinois. Lake and Porter in Northwest Indiana. Chicago proper, every suburb on that map, and The Region. We don't buy in McHenry, Kane, or Lake Illinois — those are a sibling company's territory.
Do you actually close, or are you a referral service?
We buy. We close in our own name. We don't flip contracts to someone else. If a house isn't a fit for us, we say so in writing — we don't pass your info around.
What does 'contents included' really mean?
Leave anything you don't want. Furniture, appliances, clothes, boxes in the basement, cars in the garage. We keep what's worth selling and haul what isn't. Take what you want to keep — photos, jewelry, important papers — and that's yours.
What does the first phone call look like?
Five minutes. Address, rough condition, rough timeline, what's going on. If it sounds like a fit, we schedule a walkthrough — usually within the week. If it isn't, we tell you on the phone and you don't hear from us again.
